Just Bought a Small, High Traffic Lot: What Franchise Should I Put in It?
Dear Franny,
I currently have a downpayment on a small piece of prime corner property (only about 12,000 sf) with setbacks and right of ways that take up about 7,000 sf of the property area. This leaves me with 5,000 sf to build something. The property is catecorner to a McDonalds Restauraunt and on two highly traveled roads. Probably doesn't get a ton of weekend traffic but during the week it is unbelievable.
I have looked into UPS/Mail Boxes, Maggie Moo's, unmanned fuel stations, ice mfg's, etc., but I can't seem to come up with what I feel would be the perfect fit.
Any thoughts?

Dear Birdman,
Your lot is too small for quick service restaurants, convenience stores, fuel stops and the vast majority of retail [stores]. If you haven't closed on the property you may want to consider getting your money back.
As a practical matter, it is better to know what business you plan to develop before you purchase, lease or commit to real estate.
